Commercial Property Inspection

A commercial property inspection is a whole-building assessment of a retail, office, multifamily, or mixed-use property — structure, roof, electrical, plumbing, HVAC, life-safety, and the site — for buyers, investors, and landlords. We inspect the building and its systems and deliver a full-color report, usually the next day, with photos and clear priorities.

What is Commercial Property Inspection?

A commercial property inspection (sometimes called a property condition assessment) is broader than a home inspection: alongside the building systems it weighs the site, parking and accessibility, multiple HVAC units, commercial electrical service, fire-and-life-safety features, and the condition and remaining service life of the major components a buyer or lender cares about. A&A inspects offices, retail and restaurant spaces, small industrial buildings, and multifamily apartment buildings across the Los Angeles Westside and Orange County. Because we also hold environmental-testing capability in-house, a commercial inspection can fold in mold, moisture, radon, lead, and indoor-air-quality testing in the same visit — useful for older buildings, recent water events, or tenant health complaints. Licensed plumbers and electricians on staff mean the systems review is done by people who work on those systems for a living.

When You Need It

Before buying or refinancing a commercial building, before signing or renewing a commercial lease (tenants and landlords both benefit from a documented baseline), as part of investor due diligence on a multifamily or mixed-use acquisition, or when an older building has deferred-maintenance questions that affect insurability or value. Lenders and insurers increasingly want a current property-condition report, and a documented inspection gives a buyer real negotiating leverage on price or seller credits. We schedule LA-area commercial inspections within a few business days and scale the team to the building size.

Signs to Watch For

  • Under contract to buy or refinance a commercial or multifamily property
  • Signing, renewing, or exiting a commercial lease and want a documented baseline
  • Investor due diligence on a retail, office, or mixed-use acquisition
  • An older building with deferred maintenance affecting value or insurability
  • Recent roof, plumbing, or HVAC problems across a multi-unit property
  • Tenant health or indoor-air complaints that need an objective assessment

Our Commercial Property Inspection Process

  1. 1. Scope & walkthrough

We confirm the building type, size, age, and your goal (purchase, lease, refinance, or condition baseline), then walk the full site and every accessible interior space, documenting conditions with photos.

  2. 2. Building systems

Structure, roof and roof-mounted equipment, exterior envelope, commercial electrical service and panels, plumbing supply and waste, every HVAC unit, and water heaters are evaluated for condition and remaining service life.

  3. 3. Site & life-safety

Parking, drainage and grading, accessibility-relevant access, and visible fire-and-life-safety features (extinguishers, alarms, emergency lighting, egress) are documented as observed conditions.

  4. 4. Optional environmental testing

When building age, a water event, or tenant complaints warrant it, we add mold, moisture, radon, lead, or indoor-air-quality testing with independent accredited-laboratory analysis — all in the same visit.

  5. 5. Written report

A full-color report with photo documentation, severity priorities, and remaining-service-life notes is delivered electronically, usually within one to two business days, sized to the property.

What to Expect

Commercial inspection fees scale with building size, age, and complexity rather than a flat residential rate — a small single-tenant retail or office space is quoted differently than a multi-building apartment complex, so we price after a quick scope conversation. Most small-to-mid commercial inspections finish on-site in half a day to a full day; large or multi-building properties take longer and may use more than one inspector. The written report follows within one to two business days. Adding environmental testing (mold, radon, lead, moisture, or air quality) bundles into the same visit at a package rate and consolidates into one report. We never charge for the quote, and we coordinate report delivery directly with your agent, lender, or attorney as needed.

Common Questions

How fast can you come out for an inspection?
Most inspections are scheduled within 2-3 business days. Flood and water-damage emergencies are prioritized — we keep a same-day or next-day slot reserved for them during the rainy season. Call 949-529-2121 to schedule or request a quote through the form on this page.
Do you offer radon, lead, and home inspection in addition to mold services?
Yes. In addition to mold inspection and remediation, our California operation provides radon testing, lead testing, moisture and indoor-air-quality testing, and full home and commercial inspections. That means a single visit can cover several environmental concerns at once, with lab work handled by an independent accredited laboratory. If you need a service we do not provide, we are happy to refer you to a licensed specialist.
What does a commercial property inspection cover?
A commercial property inspection covers the building structure, roof and roof-mounted equipment, the exterior envelope, commercial electrical service, plumbing supply and waste, every HVAC unit, water heaters, and visible fire-and-life-safety features, plus the site, parking, and drainage. It is a condition assessment, not a code inspection — the report documents what is present, its condition, and its remaining service life so a buyer, tenant, or lender can plan. Environmental testing (mold, radon, lead, air quality) can be added in the same visit.
