What is Commercial Property Inspection?
A commercial property inspection (sometimes called a property condition assessment) is broader than a home inspection: alongside the building systems it weighs the site, parking and accessibility, multiple HVAC units, commercial electrical service, fire-and-life-safety features, and the condition and remaining service life of the major components a buyer or lender cares about. Our Commercial Property Inspection Process
1. Scope & walkthrough
We confirm the building type, size, age, and your goal (purchase, lease, refinance, or condition baseline), then walk the full site and every accessible interior space, documenting conditions with photos.
2. Building systems
Structure, roof and roof-mounted equipment, exterior envelope, commercial electrical service and panels, plumbing supply and waste, every HVAC unit, and water heaters are evaluated for condition and remaining service life.
3. Site & life-safety
Parking, drainage and grading, accessibility-relevant access, and visible fire-and-life-safety features (extinguishers, alarms, emergency lighting, egress) are documented as observed conditions.
4. Optional environmental testing
When building age, a water event, or tenant complaints warrant it, we add mold, moisture, radon, lead, or indoor-air-quality testing with independent accredited-laboratory analysis — all in the same visit.
5. Written report
A full-color report with photo documentation, severity priorities, and remaining-service-life notes is delivered electronically, usually within one to two business days, sized to the property.
What to Expect
Commercial inspection fees scale with building size, age, and complexity rather than a flat residential rate — a small single-tenant retail or office space is quoted differently than a multi-building apartment complex, so we price after a quick scope conversation. Most small-to-mid commercial inspections finish on-site in half a day to a full day; large or multi-building properties take longer and may use more than one inspector. The written report follows within one to two business days. Adding environmental testing (mold, radon, lead, moisture, or air quality) bundles into the same visit at a package rate and consolidates into one report. We never charge for the quote, and we coordinate report delivery directly with your agent, lender, or attorney as needed.
